Your Mallorca property sites
watched for you
You choose which Mallorca agency sites HouseClaw monitors. It re-checks them on your schedule, groups listings that look like the same home, tracks asking prices, and alerts you when a client brief matches

You add the agency sites your mandates depend on. Nothing is monitored until you confirm it
Every day, every three days or weekly. Set per source, changed whenever you like
One saved brief per client mandate, each with its own alerts
HouseClaw reports what a public page showed and when. What it covers depends on the sources you add, and listings may be delayed, missing or inaccurate. Not affiliated with the agencies or portals shown.
A market without a single source of truth
No shared inventory
Spain has no comprehensive MLS. Seeing the market means reading dozens of agency sites, one by one.
Non-exclusive mandates
Mallorca homes are commonly marketed by several agencies at once, with different prices, sizes and descriptions.
History is hard to see
A portal shows today's asking price. How long a home has circulated across agencies, and how it moved, is harder to piece together.

Add, match, track, alert
The same four moves you make by hand across thirty tabs, run for you on the sites you picked
Add the sites you follow
Paste the address of an agency site you check by hand. HouseClaw works out where its listings sit and shows you a sample to verify before anything is stored, and you confirm you are entitled to monitor it
See likely duplicates
When several of your sources appear to market the same home, HouseClaw groups the likely matches into one record, so you're less likely to show a client the same home twice
Follow observed prices
Each record keeps the asking prices HouseClaw observed, so you can see how long it has tracked a listing and which source first showed a change
Get brief-based alerts
Save a brief per client mandate. When a matching home is newly detected on one of your sources or changes price, it lands in Alerts
Three tabs. One villa
HouseClaw groups likely duplicates of the same property across agencies, keeps the asking prices it observed on the record, and shows you who asks less for it
Cross-agency price differences and drop history are evidence you can put in front of a client, not a hunch

Villa with pool near the marina
Built around Mallorca, not a generic property database
Listings are normalized into Mallorca’s own municipalities and micro-areas, so a search means what a local means by it
- Sea view
- Pool, terrace, parking
- Built and plot size
- Municipality and micro-area
We’d rather tell you what we don’t cover
Monitoring is only worth paying for if you can trust its edges. Every claim below is one we can stand behind
What you get
- Public listing pages on the agency sites you add and confirm
- Normalized records: price, built and plot size, rooms, baths, type, location, key features
- Likely-duplicate matching across the sources on your list
- Asking-price history from repeated observation
- Source name and observation timestamp on every record
Not yet, and we say so
- A ready-made index of the whole market: your coverage is the list of sources you choose
- Sites whose terms prohibit automated access, or that sit behind a login or bot wall
- Auctions, bank-owned stock and off-market properties
- Real-time data: sources are re-checked on a schedule, and freshness varies by source
- Verified availability, ownership or legal status: we report what a public page showed, when

HOW WE BEHAVE ON YOUR SOURCES
- You can only add sites you are entitled to monitor
- We identify our crawler honestly, respect robots.txt and keep a polite request rate
- If a site operator objects, we stop monitoring it and remove what we stored
“Observed” means seen on a public agency page at the stated time. Records are market intelligence, not valuations or verified property facts. What we see depends on the sources you add, and it may be delayed, missing or inaccurate
Made for the buyer’s side of the table
Buyer’s agents, property finders and relocation consultants
- Run each mandate across the agency sites you already follow, without keeping thirty tabs warm.
- Show fewer repeats: likely-duplicate matching flags when the same home appears across agencies.
- Negotiate with the record. Cross-agency price gaps and observed drop history are client-ready evidence.

Serious buyers with a 12-month horizon
- Did anything new appear on my sites today?
- Is this the same house I saw elsewhere?
- Has its asking price changed?
Buying from abroad means asking these constantly. HouseClaw answers with records, not reassurance.
